Quick answer: Singapore has 28 postal districts commonly used in property searches and market reporting. To identify a district, take the first two digits of the six-digit postal code and match that postal sector to the table below. For example, a postal code beginning with 47 falls in District 16, while one beginning with 26 falls in District 10.

Property listings in Singapore often begin with a district label such as D9, D10, D15 or D19. It is a useful shortcut for narrowing a search, but it is not the whole location story. One district can contain several neighbourhoods, while nearby streets can sit in different postal sectors.

How Singapore district codes work

Every Singapore address has a six-digit postal code. For a street address, the first two digits identify the postal sector. Property platforms and market reports then group those postal sectors into the familiar D1-D28 property districts.

The district number comes from the first two digits, not the final four digits. A postal code beginning with 47 maps to D16. A postal code beginning with 52 maps to D18. A postal code beginning with 68 maps to D23.

Postal district, planning area and market region are different

Singapore property content commonly uses three location systems. They answer different questions and their boundaries do not always align.

Do not infer a planning-area boundary from a district code. When a purchase decision depends on a precise boundary, school distance or planning designation, verify the full address against the relevant official source.

Why district codes matter to property buyers

A district code gives buyers a fast first filter. It helps organise listings, compare launches in broadly similar locations and understand the shorthand used in market commentary. It is especially useful when you are still deciding which part of Singapore fits your budget and commute.

But the district label is not a valuation. Two homes in the same district can have very different prices because of tenure, age, developer, MRT distance, school proximity, views, unit efficiency and the specific street. A property just across a district boundary does not automatically become a better or worse buy.

Three district-code mistakes to avoid

1. Assuming the sectors always run in sequence.

D17 includes sectors 49, 50 and 81, while D19 includes 53, 54, 55 and 82. Use the table instead of guessing from the number pattern.

2. Treating the district as an exact neighbourhood boundary.

A district can cover several neighbourhoods, and a nearby road can cross a postal-sector boundary. Confirm the full postal code when the exact district matters.

3. Assuming the district changes tax treatment.

  • Total cash, CPF and financing required for the purchase
