Terms & Conditions

These Terms & Conditions (“Terms”) govern your access to and use of aiproperty.sg (“the Site”), operated by Elementay Pte Ltd (UEN 201910670K). By using the Site, you agree to be bound by these Terms.

1. Website operator

The Site is owned, operated, and managed by Elementay Pte Ltd (UEN 201910670K), with registered address at 1 Yishun Industrial Street 1, #03-01, A'Posh Bizhub, Singapore 768160. Elementay Pte Ltd is not the developer of any project listed on the Site. The Site is operated for the purpose of marketing residential developments in Singapore and connecting interested buyers with our appointed salesperson.

2. Appointed salesperson and authorised agency

Property advisory services on the Site are provided by Winnie Lim Hui Nee, a registered salesperson with the Council for Estate Agencies (CEA Registration No. R061623D), operating under Huttons Asia Pte Ltd (Licence L3008899K). Winnie operates in accordance with the Estate Agents Act and the CEA Code of Practice. You may verify her registration on the CEA Public Register at www.cea.gov.sg.

3. Information and disclaimers

All content on the Site — including project details, unit availability, floor plans, prices, price psf, site plans, schematics, renderings, and editorial content — is provided for general informational purposes only and is sourced from developers, marketing agents, and publicly available material.

  • Details are subject to change without prior notice at the developer's or relevant authority's discretion.
  • Prices, stack availability, and terms of sale are indicative only and are offered on a “while stocks last” basis.
  • Floor areas stated are approximate and subject to final survey.
  • All visual material is for illustration purposes only.
  • Finishes, materials, and specifications remain subject to change at the developer's discretion.

4. No warranty or representation

Neither Elementay Pte Ltd, our appointed salesperson, nor Huttons Asia Pte Ltd makes any representation or warranty, express or implied, as to the accuracy, completeness, suitability, or reliability of any information on the Site. The Site is provided on an “as is” and “as available” basis. You should not rely on Site content as a statement of fact or as a basis for entering into any contract.

5. Enquiries and lead handling

When you submit an enquiry, request a brochure, register interest in a unit, request a showflat appointment, or interact with our AI Property Specialist chatbot, the contact details and information you provide are forwarded to our appointed salesperson Winnie Lim Hui Nee for the sole purpose of responding to your enquiry and providing property advisory services.

By submitting your details, you consent to being contacted by Winnie or her team via phone, WhatsApp, SMS, or email in connection with your enquiry, including for follow-up, scheduling, and the provision of related project information. You may withdraw consent at any time by replying “STOP” to any communication or by emailing the contact in Section 13.

6. Direct communications

By initiating a WhatsApp conversation, voice call, or any direct message via the contact details on the Site, you agree to communicate with our appointed salesperson on the relevant platform. Standard mobile carrier or data charges may apply depending on your service plan. Communications conducted on third-party platforms (WhatsApp, SMS, email) are also governed by those providers' own terms and privacy policies.

7. Intellectual property

All content on the Site — including text, layout, design, graphics, logos, software, photographs, illustrations, renderings, floor plans, and trademarks — is owned by, or licensed to, Elementay Pte Ltd, the respective developers, or their licensors. You may not reproduce, copy, distribute, modify, republish, or use any Site content for commercial purposes without prior written consent from the owner. Personal, non-commercial viewing in a standard web browser is permitted.

The Site may contain links to third-party websites, including developer pages, government services, mapping providers, and news outlets. These links are provided for convenience only and do not imply endorsement. We are not responsible for the content, accuracy, security, or privacy practices of any third-party site.

To the maximum extent permitted by Singapore law, Elementay Pte Ltd, our appointed salesperson, and Huttons Asia Pte Ltd shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising from:

11. Governing law and jurisdiction

These Terms are governed by and construed in accordance with the laws of the Republic of Singapore. You agree that the courts of Singapore shall have exclusive jurisdiction over any dispute, claim, or matter arising out of or in connection with these Terms or your use of the Site.

12. Amendments

We may amend these Terms from time to time without prior notice. The current version is always available on this page with the “Last updated” date at the top. Continued use of the Site after any amendment constitutes your acceptance of the revised Terms.
