If you ask me which city-fringe district gets the most questions, it is District 15. People love the idea of living near the sea, the food and the schools, and for years the catch was that most of it had no MRT. That has changed. Here is an honest guide to what the East Coast offers a buyer in 2026.
What District 15 covers
District 15 sits in the Rest of Central Region on Singapore's south-east coast. It runs from Tanjong Rhu and Meyer Road through Amber, Katong and Joo Chiat out to Marine Parade and Siglap. It is a mix of freehold landed enclaves, older walk-up apartments, and a growing wave of new condominiums, all wrapped around East Coast Park and the beachfront.
The freehold coastal belt
The Amber, Meyer and Tanjong Rhu stretch is the premium heart of the district. Much of it is freehold, which is both unusual and valuable, because freehold land near the shore and within a short drive of the city is genuinely scarce. That scarcity is a large part of why prices here hold up. Buyers are paying for the tenure, the sea proximity and the address, not just the unit.
The Thomson-East Coast Line changes the game
For decades the knock on East Coast living was the lack of an MRT. The Thomson-East Coast Line has closed that gap. Six stations now serve the district: Tanjong Rhu, Katong Park, Tanjong Katong, Marine Parade, Marine Terrace and Siglap. The line runs through to Orchard, Marina Bay and the city without a change of train, and connects onward across the island. A location that was car-dependent is now rail-connected, and that is a structural upgrade to long-term value.
Schools and the family draw
District 15 is a family district, and the schools are a big reason. Popular choices include Tanjong Katong Primary School, Tanjong Katong Girls' School, CHIJ (Katong) Primary and Haig Girls' School, with the Canadian International School on Tanjong Katong Road for expatriate families. For buyers with young children, the one-kilometre school catchment often decides which street they focus on.
Food, heritage and East Coast Park
Few districts have this much character. Katong and Joo Chiat are the heart of Peranakan Singapore, lined with colourful shophouses, Katong laksa, and a cafe and dining scene that keeps growing. Parkway Parade and i12 Katong cover the shopping, and East Coast Park puts the beach, cycling paths and hawker food a short walk or ride away. This lifestyle is a real part of what the district charges for.
New launches to watch in District 15
The district has one of the busiest new-sale pipelines on the city fringe. On the freehold side, Meyer Blue and Arina East sit in the coastal Amber and Tanjong Rhu belt, while The Continuum is a large freehold project near Thiam Siew Avenue. On the leasehold side, Grand Dunman is one of the largest launches in the area near Dakota, Tembusu Grand sits on Jalan Tembusu, and Emerald of Katong anchors the Katong stretch. Who District 15 is right for
The district suits families who want schools and lifestyle without leaving the city fringe, investors drawn to freehold scarcity and the new rail, and owner-occupiers who simply want the sea, the food and a short commute. It is less suited to buyers chasing the lowest possible entry price, since the best pockets carry a real premium.
The bottom line
District 15 pairs three things that rarely sit together: freehold scarcity, a genuine lifestyle draw, and, now, direct MRT. For a buyer with a multi-year horizon, that combination is hard to beat on the city fringe. The discipline is in the price you pay for the specific pocket, since not every part of the East Coast is equal.

Pair that with the freehold scarcity along Amber and Meyer and the schools, and you have a district that rewards patient owners. My one caution is price: the best freehold pockets already carry a premium, so buy the location, not the hype.
