District 11 is one of those addresses buyers aspire to without always knowing why. It sits just north of Orchard, holds some of the island's most established freehold enclaves, and rarely sees a big new launch. So when freehold sites here do come to market, they matter. Here is an honest guide to what the district offers a buyer in 2026, and the launches worth watching.
What District 11 covers
District 11 sits in the Core Central Region, wrapping Newton, Novena, Thomson and the Watten Estate. It runs from the Newton MRT interchange up through Novena and along Thomson Road, taking in leafy landed enclaves, older freehold walk-ups and a small number of newer condominiums. It is central without being in the thick of Orchard, which is a large part of the appeal.
The freehold heart of the city fringe
Much of District 11 is freehold, and that is unusual this close to the city. Freehold land in the Core Central Region is genuinely scarce, and buyers here are paying for tenure, the address and long-term hold value, not just the unit. That scarcity is why a freehold launch in Newton or Novena tends to command a premium over leasehold neighbours, and why land here rarely trades cheaply.
Health City Novena and the connectivity
Two things anchor demand in this district. The first is transport: Newton is a North-South and Downtown Line interchange, and Novena sits on the North-South Line, putting Orchard, the city and the rest of the island within an easy ride. The second is Health City Novena, the medical precinct being expanded around Tan Tock Seng Hospital and Mount Elizabeth Novena. As that healthcare cluster grows toward its 2030 build-out, it supports a deep pool of tenants, from doctors to visiting medical families, which underpins rental demand across the district, especially for freehold Novena homes like The Serra Residences.
The schools belt
District 11 is a family district, and the schools are a big reason. The area and its fringe hold names like Anglo-Chinese School, Singapore Chinese Girls' School on Dunearn Road, St Joseph's Institution Junior, and the Hwa Chong and Chinese High belt along Bukit Timah. For buyers with young children, the one-kilometre school catchment often decides which street they focus on, and it keeps demand for family-sized homes here firm.
Lifestyle and everyday convenience
The district is quietly well served. United Square, Velocity at Novena Square and Novena Square cover shopping, groceries and dining, the Newton Food Centre is a hawker institution, and Novena Medical Centre sits right in the precinct. Green space is close too, with the Central Catchment reserves and the Thomson stretch nearby. It is an easy district to live in day to day, without the tourist crush of Orchard.
New launches to watch in District 11
The freehold pipeline is the story here. On Bassein Road, The Serra Residences is a freehold launch by Far East Organization, one of the few new freehold projects in the Novena pocket. On Dunearn Road, Dunearn House is a 99-year leasehold launch by a Frasers Property, Sekisui House and CSC Land consortium, and it is the first private condo within the new Bukit Timah Turf City estate. The nearby Dunearn Road GLS site adds more to the pipeline. It is less suited to buyers chasing the lowest entry price, since the freehold pockets carry a real premium and value here is measured over a long hold.

District 11 pairs three things that rarely sit together this close to town: freehold scarcity, genuine connectivity through two MRT lines, and a growing medical and schools ecosystem that keeps tenants and families coming. For a buyer with a multi-year horizon, that combination is hard to beat on the city fringe. The discipline is in the price you pay for the specific pocket and tenure, since not every part of the district is equal.
