One Chuan Grove Review: Is It Worth Buying Before Launch?

Quick answer: One Chuan Grove is an upcoming 99-year private condo of about 1,055 homes at Chuan Grove, near Lorong Chuan MRT, by Sing Holdings Residential and Sunway Developments. It has no income ceiling and no minimum occupation period, and it sits next to the established Chuan Park. The catch: the developers paid about S$1,355 psf ppr across two parcels, no price list or preview date exists, and analysts expect prices well above Chuan Park's launch level. It suits buyers who want scale and a short walk to the MRT, and who can wait for the numbers.

Naming note: One Chuan Grove is the name used on our project page. The developers have not confirmed it, so it may change.

Two neighbouring sites on Chuan Grove were awarded in 2025 to the same partnership. Together they make one of the larger new launches in the Serangoon and Bishan fringe, in District 19. Construction is due to start in the second half of 2026.

This review covers what is confirmed, what is still unknown, and who the project suits. For live facts and updates, see the One Chuan Grove project page.

Combined, the two parcels cost about S$1.33 billion, or about S$1,355 psf ppr. psf ppr is price per square foot of permissible plot ratio, the standard way to compare land bids.

The developers plan to build it as one project of five blocks. Parcel 1 is the one about 400 m from Lorong Chuan MRT. Parcel 2 sits further away, and analysts linked its lower land rate to its shape and distance. If you buy here, ask which parcel and which block you are looking at. Walking time will differ by stack.

Winnie's take: In a two-parcel project, "near the MRT" is a statement about one end of the site. When the site plan is released, measure the walk from your block, not from the project's address.

What the developers paid for the land

Land price is the earliest signal of where launch prices may land.

  • Parcel 1: about S$1,376 psf ppr, with 7 bidders.
  • Parcel 2: about S$1,331 psf ppr, with 5 bidders.
  • Blended: about S$1,355 psf ppr.

A higher land cost does not give you a launch price. It tells you the developers' starting point.

The benchmark next door: Chuan Park

You cannot judge One Chuan Grove without looking at Chuan Park. It is the closest recent launch, on the same road, and buyers will use it as the yardstick.

Sales

Not launched

About 76% (696 units) sold at launch; about 99% sold by October 2026, with roughly a dozen units left

Chuan Park sales figures are as reported from lodged caveats to October 2026. Caveats lag actual sales, so treat the count as approximate.

Chuan Park's launch average of about S$2,579 psf is the reference point. Against that, the estimated range for One Chuan Grove works out to a premium of roughly 1% at S$2,600, 7% at S$2,750 and 10% at S$2,850. Over a roughly two-year gap between launches, a small premium would be unremarkable. A larger one is a decision, and the estimates that run above this band would put the premium higher still.

The two projects also add up. Chuan Park's 916 homes plus about 1,055 here put close to 1,970 new homes in one small pocket. Chuan Park is already almost fully sold, so the competition is not for buyers today. It comes later, when both projects complete and owners look to resell or rent.

What this means for buyers: Compare the same bedroom type at launch, not the headline "from" price. If One Chuan Grove prices within a few percent of Chuan Park's launch level, you get a newer, larger project for a similar psf. If the premium is nearer 10%, ask what it buys: block, floor, facing, parcel and walking time.

Location: Lorong Chuan MRT and the Serangoon–Bishan fringe

  • MRT: Lorong Chuan (Circle Line), about 400 m from the first parcel. Parcel 2 is further. Homes near the nearby Serangoon interchange and Bishan are also in reach. See homes near Lorong Chuan MRT, Serangoon MRT and Bishan MRT.
  • North-South Corridor: the North-South Corridor ramps up about 200 m to 300 m from the station, a convenience for drivers that also brings road noise to think about.
  • Schools: St Gabriel's (about 0.3 km to 0.4 km), Kuo Chuan (about 0.6 km), CHIJ Our Lady of the Good Counsel (about 0.7 km to 0.8 km), Nanyang Junior College (about 0.8 km) and the Australian International School (about 0.4 km). These are straight-line distances.

Check each school's 1 km status on OneMap before you rely on it for Primary 1. Browse the District 19 guide for the wider area.

Financing and stamp duty

A private condo has no income ceiling and no minimum occupation period. A bank loan can cover up to 75% of the price, and total debt repayments are capped at 55% of gross monthly income (TDSR). With a developer purchase, the usual schedule is a 5% booking fee, a further 15% within 8 weeks, then progressive payments. Run your own numbers in the affordability calculator and mortgage calculator, or read how much home loan you can get.

If you already own a home, or you are not a Singapore citizen, additional buyer's stamp duty (ABSD) can add a large cost. Read the ABSD guide before you plan.

Who is One Chuan Grove for?

Upgraders who earn above the EC ceiling. There is no income cap here. The trade-off is a higher entry price.

Families who want a large, established-feeling neighbourhood. The schools and the Circle Line are close, and Chuan Park next door has already put the area on buyers' maps.

Investors who can hold. A project of this size means competition when it completes. Rental and resale depend on the price you pay at launch, not the headline location.

It is not a fit if:

  • You need a confirmed price list or move-in date today.
  • Your budget only works at the low end of the range.
  • You need the shortest walk to the MRT and your block ends up on Parcel 2.
  • You are sensitive to road noise from the North-South Corridor.

For other D19 options, compare Hougang Central Residence, Jansen House and Space Nova.

The balanced view

Strengths

  • About 400 m from Lorong Chuan MRT for the first parcel.
  • A large project with many stacks and layouts to choose from.
  • No income ceiling and no MOP.
  • Strong schools within a short distance (verify 1 km status).
  • Chuan Park next door has already tested demand in the area.

Watch-outs

  • The developers paid a high land cost, and analysts expect prices to reflect that.
  • No price list, name, TOP or preview date confirmed.
  • Parcel 2 is further from the station.
  • Close to 1,970 new homes across two projects raises supply at TOP.
  • Road noise from the North-South Corridor.
  • 55% TDSR and ABSD affect many buyers.

Frequently asked questions

Is One Chuan Grove worth buying?

It depends on your budget, your timeline and the price list. The case for it is the walk to Lorong Chuan MRT, the schools and the size of the project. The case against is the land cost, the supply wave with Chuan Park, and no confirmed prices. Set your budget now and judge the price list against it.

How much will One Chuan Grove cost?

No price list has been released. The developers paid about S$1,355 psf ppr for the land, which is a land cost, not a selling price. Analyst estimates for the launch average cluster between about S$2,600 and S$2,850 psf, and some run higher. Treat those as estimates, not prices.

When will One Chuan Grove launch?

Sing Holdings has said by Q1 2027. No preview, booking or price list date has been confirmed, and TOP has not been announced.

How far is One Chuan Grove from the MRT?

About 400 m to Lorong Chuan MRT for the first parcel. The second parcel is further away. Check the walk from your block once the site plan is out.

How many units does One Chuan Grove have?

About 1,055 in five blocks of up to 27 storeys, according to the developers' plan. The final number may change.

Is there an income ceiling or MOP at One Chuan Grove?

No. It is a private condo, so there is no income ceiling and no minimum occupation period. Financing rules still apply: a bank loan of up to 75% and a 55% TDSR.

How does One Chuan Grove compare with Chuan Park?

Chuan Park launched in November 2024 at an average of about S$2,579 psf. One Chuan Grove is projected at about S$2,600 to S$2,850 psf, a premium of roughly 1% to 10%. Compare the same bedroom type when prices come out.

Is One Chuan Grove the final project name?

Not confirmed. The name is used on our project page, but the developers have not announced it. We will update this page if it changes.

Bottom line

One Chuan Grove is a credible candidate if you want a large new launch near the Circle Line and the school cluster, with no income ceiling. The value case rests on one number you do not have yet, the launch price. Judge it against Chuan Park's launch level for the same bedroom type.

What to do now:

  1. Set a budget that works at the top of the analyst range, not the bottom.
  2. Check your loan under the 55% TDSR, and any ABSD.
  3. Pick a bedroom type and a fallback.
  4. Register early so you see the price list the day it is released: use the project page, check the price list page, or WhatsApp Winnie with your budget and preferred bedroom type.
