I am Winnie Lim, a licensed CEA agent, and this is the deal buyers in the River Valley area keep asking me about. A furniture landmark most people only knew for its showrooms is about to become a freehold condo site in the heart of District 3. Here is what is confirmed, what the site is really worth to a buyer, and whether the area can absorb another launch.
What just happened at Tan Boon Liat Building
Tan Boon Liat Building, the 14-storey furniture and homeware block at 315 Outram Road, has been sold collectively to a unit of Kingsford Group for $950 million. As reported by The Business Times and The Edge Singapore, it is the biggest en bloc deal of 2026 by price, ahead of Loyang Valley at $880 million in April, and the largest collective sale since Pacific Mansion went for $980 million in 2018.
The price tells its own story about the market. The site first went to market with an asking figure north of $1.1 billion. More than 80 percent of owners then agreed to trim the reserve to $1 billion, and Kingsford's accepted offer of $950 million came in about 5 percent under that revised reserve, and roughly 17 percent below the original ask. The sale is still conditional on owners' approval and the usual completion conditions, so it is a firm deal in principle rather than a done deal.
The part that matters most for a future buyer: this is a freehold site. Freehold land of this size, this close to town, almost never comes up.
Why the location changed
For most of the 1990s and 2000s, Tan Boon Liat sat quietly because it was not near any MRT. That is no longer true. The Thomson East Coast Line put Havelock and Great World stations within a short walk, and the whole Outram and River Valley stretch went from car-dependent to genuinely well connected. A site that used to trade on its showrooms now trades on its transport.
The address straddles the edge of Districts 3, 9 and 10, which is one of the most established residential belts on the city fringe. You are minutes from Orchard Road, the CBD, the Singapore River and Great World City, with the added benefit of a low-rise, freehold character that the newer 99-year launches around Great World MRT cannot copy.
Is the area heading for oversupply?
This is the real question, and most people miss half of it because they only count the new launches. Around Great World MRT, within roughly a kilometre, there is a dense cluster of older freehold and 999-year developments that rarely trade and almost never get counted in supply talk. When you add them up, the picture is not oversupply. It is scarcity of the freehold kind.
Here is how the established freehold and 999-year stock stacks up within about a 10 to 12 minute walk of Great World MRT.

That is a sample, not the full list. Counting the bigger developments, the area holds around 14 freehold projects with roughly 2,860 freehold units, plus two 999-year projects that push the freehold and near-freehold total to about 3,490 homes. Layer in the large 99-year developments nearby, such as River Green, Promenade Peak, Irwell Hill Residences, Martin Modern and Riviere, and total private housing within walking distance of Great World MRT runs well past 6,000 homes.
The takeaway is that nearly half of the established condos around Great World MRT are freehold or 999-year. That is what makes this one of Singapore's strongest freehold enclaves, and it is exactly why a fresh freehold launch here would not be competing on even terms with the 99-year new builds. It would be one of the few freehold options a buyer can still get in.
What a launch here could look like
Nothing is confirmed on the future development, so treat the next two paragraphs as my read rather than fact. Given the freehold tenure, the city-fringe address and the buyer profile in this belt, I would expect the winning product to lean toward larger, family-sized layouts rather than a shoebox-heavy mix. Three to five bedroom homes from about 1,200 square feet upward tend to be the popular choice here, because the people who buy freehold in Districts 3, 9 and 10 are usually buying to hold or to live, not to flip.
On pricing, my own estimate lands around $3,800 per square foot, which would put a typical family unit near the $4.5 million mark. That is an opinion based on where comparable freehold stock trades today, not a developer figure, and the real launch price will depend on the final land cost per plot ratio and the construction timeline.
