The One That Got Away, And What Caspian Taught Me About Timing
A personal story of a missed opportunity, $1.5M in hindsight profits, and why the next wave is already here.
The One That Got Away
Back in 2009, I walked into the Caspian showflat at Lakeside MRT as a property buyer. The units looked promising. The location felt right.
And for a moment, I genuinely considered it - sell my HDB, make the move.
But the ABSD held me back. At the 7% bracket, the additional cost felt like too much of a hurdle. I walked out. I moved on. Or so I thought.
"Who would have imagined that simply staying in a unit for 16 years could yield a profit of $1,568,000? That amount today could buy a 2-bedroom unit outright."
When I look at Caspian's transaction data today, that decision still stings a little. The highest profit recorded from a Caspian unit is $1,568,000. Enough to buy a 2-bedroom apartment in today's market. No crystal ball required, just time, location, and conviction.
Lakeshore: Same Era, Even Bigger Gains
Caspian wasn't the only opportunity along the Lakeside MRT corridor back then. Lakeshore launched around the same period, and its track record is equally compelling, the highest transacted profit recorded until today stands at $2,021,350 (Year: 2005). The larger unit sizes account for part of that figure, but the underlying story is the same: an area that rewarded patient investors handsomely.
Why Families Keep Choosing Lakeside
The Lakeside MRT precinct has always been a family-first neighbourhood, and that demand foundation is exactly what gives property here its staying power.
Amenities: Everything a Family Needs
What makes this area tick isn't just the school. It's the layered, everyday convenience that families return to, week after week.
Blk 505 Jurong West Market & Food Centre is the heartbeat of the neighbourhood, a local favourite that draws families for daily marketing and weekend meals. For bigger-ticket shopping, dining, and lifestyle needs, Jurong Point is just one MRT stop away.
Jurong Point has been serving the west since December 1995, over 31 years of continuous expansion. It has cemented itself as a retail landmark in Singapore's west, and the mixed development at Centris remains one of the most in-demand in the area, with strong rental performance anchored by its exceptional connectivity.
What's Launching at Lakeside Now?
The baton has been passed to a new generation of developments along this corridor. Three names are front of mind:
Will Lucerne Grand Be Cheaper Than Sora or The Lakegardens Residences?
This is the question on every buyer's mind when they hear about CDL's upcoming land bid.
Here's the honest answer: buying land cheap doesn't mean selling cheap.
Inflation in construction costs, professional fees, marketing, and developer margins all factor into the eventual launch price. A lower land bid price simply sets a different baseline, the final PSF will still reflect current market realities. Expecting a steep discount relative to Sora or Lakegardens based on land cost alone is an oversimplification that can lead to poor planning.
"Land cost is just the starting line. By launch day, every input cost — construction, inflation, developer premium — has already been baked in."
What Does the AI Smart Calculator Estimate?
Using our Smart AI Calculator to model estimated launch pricing for Lucerne Grand, the average projected PSF comes in at approximately $2,636 PSF (PPR). Here's how that translates across typical unit types:
Are You Stuck? Let's Talk.
Many of the buyers I speak with today are holding a unit they've outgrown — financially or personally — and aren't sure how to make their next move without stretching themselves too thin.
Whether it's understanding your current unit's exit value, mapping out the upgrade path, or timing your entry into the next launch, there's always a smarter way forward.
The Caspian story isn't about regret. It's a reminder that the best time to buy in a fundamentally strong location is before the market confirms what you already suspected. The Lakeside corridor proved that once. The next chapter is being written now.
