I get this question almost every week from buyers looking at District 26. Both projects sit in the same Lentor estate, yet they ask you to bet on very different things. One is already built and trading. The other has not previewed yet. I want to lay out the real trade-offs so you can pick the one that matches how you actually live and invest.

What the land cost actually tells you
Lentor Gardens Residences secured its site at $920 psf ppr. That is the lowest land bid among the eight Lentor GLS sites since 2021, according to EdgeProp. A lower land cost gives a developer more room on the final selling price. I wrote more about why this matters in this piece on Lentor land prices.
Lentor Modern sat higher at about $1,204 psf ppr. That reflects what it offers: a mall, a direct MRT link, and the first integrated address in the estate. You pay more at the land stage, but you buy into convenience that is already standing.
The resale record only one of them has
Lentor Modern launched in September 2022 and took up 84% on its launch weekend. It has since reached TOP and entered the resale market, so we have actual data to read. Based on URA caveat analysis, larger 3-bedroom-plus units show estimated annualised gains around 5%, while 2-bedroom units sit around 3%. Some larger units have shown about $590,000 profit, and certain 2-bedroom 732 sqft units about $150,000 after three years. Treat these as estimates from caveat analysis, not guarantees. Lentor Gardens Residences has no track record yet. It previews 4 July 2026. That is not a flaw. It simply means you are buying on the thesis of low land cost and a green setting rather than on proven resale.
Which one wins for you
Choose Lentor Modern if you want a mall and an MRT at your door, value a proven resale record, and prefer the certainty of a built project you can view today. Buyers who commute daily or who want rental demand from convenience tend to land here.
Choose Lentor Gardens Residences if you want the lowest land cost in the current cycle, a quieter and greener home beside Hillock Park, and you are comfortable with a longer walk to the MRT and no track record yet. Owner-occupiers who prize calm and park frontage often prefer this one.
Neither is the better project in the abstract. The winner is the one whose trade-offs match your life. If a short walk and a mall matter more than anything, Modern. If land value and greenery matter more, Gardens.
