Thomson Reserve, formerly known as Thomson View, is a 99-year leasehold condominium by UOL Group, Singapore Land and CapitaLand Development on Bright Hill Drive in Upper Thomson, District 20. The development holds about 1,268 units on a large 504,300 sqft site, with Upper Thomson MRT on the Thomson East Coast Line within easy reach. It is one of the biggest new launches the Thomson area has seen in years, rebuilt on the former Thomson View estate after its collective sale.
If you have been searching Thomson View, Thomson View Residences, the former Thomson View en bloc, or simply the Bright Hill Drive new launch, this is the same project. Thomson Reserve is the new name for the redeveloped Thomson View site.

Is Thomson Reserve the same as Thomson View?
Yes. Thomson Reserve is the redevelopment of the former Thomson View estate. The old development was sold en bloc and the site is being rebuilt by a UOL, Singapore Land and CapitaLand consortium under the new name Thomson Reserve. Some buyers and older listings still call it Thomson View or Thomson View Residences, but it is the same Bright Hill Drive plot in District 20.
Where is Thomson Reserve and how connected is it?
The site sits on Bright Hill Drive in Upper Thomson, with Upper Thomson MRT on the Thomson East Coast Line within easy reach and Bright Hill MRT nearby. That line runs to Orchard, Marina Bay and the East Coast without a change of train. Marymount and the wider Bishan and Ang Mo Kio amenities are close, Thomson Plaza is a short hop, and MacRitchie Reservoir and its trails sit right behind the neighbourhood. Families also have Ai Tong School, a popular SAP primary, within about one kilometre.
Unit mix and who Thomson Reserve suits
At about 1,268 units this is a large, full-facility development rather than a boutique project, which usually means a wider range of layouts and stronger future rental and resale liquidity. The scale suits families who want amenities and a green setting next to MacRitchie, upgraders moving up within the Thomson and Bishan belt, and investors who value the proven tenant demand along the Thomson East Coast Line.
Pricing: what the land cost signals
The Thomson View site was acquired for $810 million, the largest collective sale approved in Singapore since 2023, which works out to about $1,178 psf per plot ratio according to EdgeProp. Developers do not pay that and then sell at a thin margin, so construction, financing and profit layer on top. The official price list has not been released. For context, the established neighbour JadeScape has been transacting in the low $2,000s psf, and the land cost is the anchor to judge Thomson Reserve's eventual pricing against. Treat any figure circulating today as an estimate until the developers publish it.
Launch and showflat
The developers confirmed the project details in mid 2026, with a showflat preview guided for the second half of the year, around October 2026. For a launch this size the practical move is to register early, so you see the price list, floor plans and the better-facing stacks before the public launch.
Winnie's take
Thomson Reserve is the rare large new launch with a genuine green, low-density setting next to MacRitchie and a Thomson East Coast Line station at the door, so it deserves a place on your shortlist if you want scale and liquidity in the Thomson belt. The honest trade-offs are 99-year tenure and a busy 1,268-unit development through construction. I would judge it hard on the launch price against JadeScape next door, the proven benchmark, and would not pay a heavy new-launch premium without a clear reason.
